Comparable-property limits

Comparable properties may differ in condition, location, exemptions, improvements, age, size, market factors, and data quality. A lower value per square foot does not prove that another property should have the same value.

Data can change

Public records can be incomplete, delayed, corrected, or updated without notice. Current-year data can be especially limited before appraisal records are finalized.
