How it works

How EP Estimates builds a property report

EP Estimates turns public El Paso Central Appraisal District data into a readable property report. It helps you review official records, compare nearby homes, and understand estimated tax differences.

Enter a street address

Start with a street address and ZIP code. City and state are not required because the app only supports El Paso Central Appraisal District records.

Match the EPCAD record

The app parses the street number and street name, searches the public EPCAD endpoint, and opens the closest matching property record.

Build the report

The report organizes appraisal values, land value, improvement value, tax jurisdictions, valuation history, and property details.

Compare nearby properties

Comparable homes are reviewed by improvement value per square foot so you can see how the subject property compares with nearby records.

What to keep in mind

The report helps you read public data, but it does not replace EPCAD, a tax professional, or legal advice. Use it as a review tool before you make decisions.

  • EPCAD remains the official source for values, exemptions, tax rates, and deadlines
  • Comparable-property calculations are estimates and do not guarantee a lower tax bill
  • Bedroom, bathroom, and distance fields may be estimated when EPCAD does not provide exact values
  • Current-year EPCAD records can be incomplete, so the app may use the most recent year with usable data
